Seattle foreclosure notices: the document and referral sequence

Match the address and parcel on your documents and establish that the property is in King County. Keep your present mailing address separate. Obtain a complete copy of any recorded document rather than relying on a search-result summary. A county record can identify a filing, but it does not show every current conversation or decision on the loan.

Route the local question correctly

For the mortgage balance or assistance application, contact the servicer. For recorded-document retrieval, use the appropriate King County records office. For eligibility and legal deadlines, contact qualified Washington help. City permit records and assessor information have different purposes; neither is a substitute for the complete foreclosure notice and current account information.

Include occupancy in the handoff

Tell qualified help whether the Seattle home is owner-occupied, rented, vacant or part of an estate. If someone else occupies it, do not promise a buyer entry or vacant possession without resolving the relevant responsibilities. Keep leases and sensitive documents with the professionals who need them. The property inquiry form is for a purchase summary, not a complete legal file.

Coordinate remote or local follow-through

Name the person collecting property mail and the person authorized to arrange access. Retain later notices and verify any claimed change of sale status through an appropriate professional. The applicable notice period depends on statutory conditions. There is no single number of days from a missed payment to sale. Later events and the type of proceeding can matter. The trustee notice identifies the proposed sale location; this website does not substitute a county seat address for that notice.
